We just want to take a moment to say Happy Holidays to all of our friends, family, and clients!  We, at Beacon HOA Management, wish you and yours a JOYFUL holiday season.  We have been so blessed to be start new business relationships and develop stronger connections with our existing clients throughout 2017 and we know 2018 will bring even more opportunities to grow our business.

As I drive around the Tulsa area and see all of the homes beautifully decorated, it reminds me how important our homes are to us and how much pride we take in making them safe and beautiful.  Beacon is so blessed to be a small part of the process by caring for neighborhood common areas and helping HOA functions run smoothly all year round.  Our service also allows residents and board members to spend more time with their loved ones instead of dealing with HOA issues.

Does your HOA need to find new service providers? We can help!

As Spring approaches, many HOAs find themselves in a situation where they need or want to make changes to their service providers such as landscapers, pool maintenance companies, etc.  If you are not happy with your service company, there are usually several other options to explore.  For example, let us say that XYZ HOA decides they are not happy with the pool maintenance company they used last year and would like to find alternative companies.  Usually, in this situation, XYZ HOA would send out a RFP (request for proposal) to other companies asking for information about their services and bids for providing service to XYZ's pool.  Proposals from other companies would then be collected, compiled, and compared.  After looking at all the bids, a decision can be made as to what pool company to hire for the coming year.

Why does my HOA need a professional management company?

Three primary reasons:


A professional property management company can handle all of the financial transactions, all of the maintenance issues, and all of the day-to-day management operations in one central location, so that everything runs smoothly and efficiently.  No need for one person to handle the finances and someone else to deal with contractors, a professional manager can handle it all.

The process of naming this company was difficult, I wanted the name to be strong and meaningful, it just had to feel RIGHT.  I went through many variations but kept coming back to BEACON.  It is a strong word and implies direction and guidance.  The intricacies of properly managing an HOA can be difficult, but at Beacon HOA Management LLC, we want to be a guiding light in every aspect of HOA management to make sure the process is smooth even when there are storms...

I am very happy that I chose to go with Beacon as the name of this company and we look forward to being a Beacon to many HOAs in the years to come.

Dustin is the other half of the management team at Beacon HOA Management LLC.  He is an army combat veteran and has worked in the oil and gas industry.  Dustin is available to associations managed by Beacon to assist with many types of projects, from coordinating landscaping or construction projects to fixing small maintenance issues.  We specifically structured the company so that we could handle small maintenance issues within the company, for example:  changing lightbulbs, minor cleaning and painting, etc.  This allows issues of this type to be handled in a timely manner.  Dustin has the expertise to fix issues himself or coordinate with the right professionals to handle whatever problems, big or small, may arise in your neighborhood.

Hi, I'm Sarah...

If Beacon HOA Management is providing professional management services to your neighborhood, Sarah Dorsey (that’s me!!) will be the contact person for day-to-day operations.

I grew up in a farm and ranch environment, showing cattle and horses throughout high school.  I earned a Bachelor’s degree in Agricultural Economics from Oklahoma State in 2001.  I then went on to Kansas State University and got a MS in Ag Econ and a PhD in Economics, graduating in 2006.  After graduation, I taught in the Ag Department at Cameron University in Lawton, OK until we relocated to the Pittsburgh, PA area for Dustin’s job in 2010.  We decided we wanted to be closer to family after a year in Pittsburgh, so we moved back to Oklahoma and settled in Bixby in 2011.

In the fall of 2013, I was a stay at home mom to three young children (and two dogs) but wanted to stay active in my community.  Our neighborhood was making the transition from a developer controlled HOA to a resident controlled HOA and was electing its first board of residents.  So, I decided to volunteer for a board position.  Soon after my board term started, I realized that the complexities of handling neighborhood issues was something that I enjoyed and it was a way to use my skills as an economist as well as the organizational skills that being a mom of three required. 

HOA activities are not something that most people spend a lot of time thinking about.  Ideally, the regular operations of the HOA run smoothly in the background and all issues are handled quickly and professionally.  Unfortunately, this is not always how it goes.  And when there is a maintenance, accounting, or some other issue, it can be EXTREMELY frustrating to residents.  And, it can be time-consuming to a board of directors when there is not a caring, efficient management company in place to handle these issues.  Problems with an HOA can also negatively impact home values in the neighborhood.  I started Beacon HOA Management LLC to help Homeowners Associations address all issues that may arise.

Another aspect of HOAs that I am passionate about is fostering a sense of community among residents. Communication is so important to making sure people feel their needs are being met and their dues are being used in an efficient manner.  When residents feel a sense of community, it is much easier to work together and deal with problems in a cooperative, productive way.  I will work with associations to distribute newsletters, maintain website and social media pages, and plan social events, etc. depending on the needs of the association.  This will promote a healthy, productive relationship between neighbors, board members, and Beacon HOA Management.

I understand how important it is to make sure all of the business of the HOA is handled in a timely, professional manner and this is what I will strive to do every day.
